Hong Kong Property Developer Partners with Flowcrete

Billion Development & Project Management Ltd. has been working closely with Flowcrete Hong Kong to create high performance car park floors for a variety of the island’s most prestigious modern buildings.

The leading Hong Kong property developer has been placing a strong focus on the Kwun Tong and Kowloon Bay areas, constructing several high-rise, Grade A office complexes as well as landmark transportation facilities.

Flowcrete Asia has played a key role in many of Billion Development’s projects by providing specialist resin flooring solutions. This has included working on car parks at the Reason Group Tower and Billion Plaza sites. In the Kowloon Bay area, Flowcrete Hong Kong supplied 40,000m2 of its cementitious subfloor screed system Isocrete Heavy Duty K-Screed and the seamless, epoxy floor finish Flowcoat SF41 for Billion Development’s Kai Tak Cruise Terminal project.

Billion Development knew that its new offices in Hong Kong’s Kwun Tong district at 52-56 Tsun Yip St, 10 Shing Yip St (TG Place) and 15 Chong Yip St would need car parking facilities befitting the high-profile nature of the location and the modern, deluxe style of the buildings. These sites have been built to tie into the business district’s booming construction industry and the large-scale infrastructure projects currently underway.

It was imperative that the car parks for these offices present a consistently clean and visually appealing surface that would impress those working and visiting the new, skyline defining sites. A seamless, colourful finish would need to be maintained despite the difficult flooring challenges of a car park environment, such as traffic from heavy vehicles turning in tight circles, spillages of automotive oils and exposure to the elements on outdoor decks.

Thanks to the success of its past collaborations, Flowcrete Hong Kong was tasked with supplying approximately 12,500m2 of its polyurethane car park deck coating system Deckshield ID with a UV Topcoat for the three multi-storey car parks. This system was specified as it would be able to provide the desired aesthetics and functionality despite the on-site conditions.

The impervious, seamless finish that Flowcrete Hong Kong’s low VOC, solvent free and flexible deck coating system Deckshield ID creates makes it easy to clean and its robust nature means that it can withstand the impacts, corrosives and challenges of a car park for an extended period of time. 

Deckshield ID not only enhances a car park facility cosmetically and hygienically, but it has also been designed to reduce tyre squeal to make the car park a quieter and more pleasant environment.

Flowcrete Hong Kong’s deck coating solution can incorporate navigational signage and useful demarcations to make it safer and easier for visitors to move around the site. Billion Development utilised the design flexibility of Deckshield to install dark grey roads with parking bays in a complementary slate grey. The pedestrian paths, bays, road signage and bay numbers were marked out in a clear, crisp white.

Adding a UV Topcoat to the floor build up avoids prolonged exposure to intense sunlight from discolouring or deteriorating the deck coating, helping instead to maintain an unblemished, high quality surface.
