New World Development has launched the first phase of its Victoria Dockside district and called upon Flowcrete Hong Kong to supply flooring solutions for various areas of the construction.

Spread over 65-storeys, the development is comprised of short-stay hotel accommodations, serviced residences and boutique office spaces.

Creative Car Park Flooring

The development’s designers knew that the car parking facility needed to portray the site’s high-end atmosphere. Flowcrete Hong Kong’s flooring expertise and experience in similar environments made it the ideal partner for the project.

Over 30,000 m2 of high performance flooring solutions were used throughout the car park, with the vast majority of the area supported by the Deckshield range of Green Label certified, low VOC and flexible polyurethane coating systems.

For levels B1 and B2, Deckshield EP primer was utilised to prep the substrate. This was followed by Deckshield ID thanks to its suitability to the notoriously damp conditions of underground basement car parks.

For the lowest level of the basement, 10,000 m2 of the slip resistant Deckshield LBD system was used due to its incorporation of an advanced polyurethane-based dissipating moisture barrier.

Alternate colours were used for the parking bays in custom shades of light to dark grey, whilst a monochrome chequer-pattern was installed outside the lift’s lobby area. To ensure that the colours remained vibrant and did not suffer from discoloration over time, Deckshield UV Topcoat was applied to the custom-made colour systems.

For the executive parking bays, 300 m2 of Flowcrete Hong Kong’s Rustik UV, a system of natural stone encapsulated in a clear epoxy resin was chosen in a thickness of 6mm, providing a different aesthetic and air of luxury. Finally, the high performance, chemical resistant resin coating Flowcoat SF41 was installed to withstand vehicle and trolley traffic in the loading bays.

Keeping the Kitchen Clean

Besides the car park floor, Flowcrete Hong Kong also supplied screeds and coating systems for Rosewood Hotel’s kitchen and food preparation areas.

With the hotel branded as the “ultra-luxury hospitality jewel of Victoria Dockside”, by CEO of Rosewood Hotel Group Sonia Cheng, providing the ultimate service was paramount throughout the establishment.

For the hotel restaurant’s kitchen, a flooring solution was required that could meet the demands of a bustling food preparation environment, whilst maintaining the standards expected by both the staff and the guests. This was achieved with an innovative flooring build-up from Flowcrete Asia.

To start, over 4,000 m2 of the heavy duty Isocrete Isopol SBR was installed across the kitchen and food preparation areas. This styrene butadiene (SBR) polymer latex screed additive and bonding agent was laid un-bonded, as the substrate was lightweight concrete and required reinforcing prior to the application of the finish.

To follow, 4,000 m2 of the ultra-hygienic polyurethane system Flowfresh HF was applied in a 9mm thick layer across the kitchen, washing area and cold room thanks to its durability and antibacterial properties.

The HACCP International certified flooring solution was ideal for this food preparation environment, as Flowfresh can withstand thermal shock from hot ovens and cold storage areas, chemical attack from food by-products and point loading from heavy equipment.

The seamless and impervious nature of Flowfresh HF also facilitates quick and easy cleaning, meaning that any spilled foodstuffs could be easily wiped away without affecting the workflow in the busy kitchen.

To further enhance on-site hygiene levels, the antibacterial additive Polygiene® is homogenously distributed into every Flowfresh floor. To increase the ease of cleanability, coving was also installed throughout the kitchen to ensure that bacteria could not hide in joints between the wall and the floor.

To finish, drains were incorporated into the flooring to allow unwanted liquid and substances to rapidly flow out of the contamination-sensitive areas. With sanitary conditions being paramount for the hotel kitchen, diners could rest assured that they would receive great service at a high standard.

The skyline altering mixed-use landmark is said to mark the new iconic global art and design district in Hong Kong, and Flowcrete is proud to be part of the development.
